# Ai-RealEstates > Ai-RealEstates is a Swiss acquisition-intelligence platform for real estate developers and investors. Every night, AI agents screen registered buildings against the building and zoning law of Swiss municipalities, compute how much of the permitted capacity is unused, calculate whether developing each object would be profitable using the client's own cost figures, and resolve the current owner. Clients receive a shortlist ranked by margin in Swiss francs, with every rule cited to its article. Operated by AI Powerhouse Swiss AG (SWISS.Ai) from Zug, Switzerland. Ai-RealEstates exists because the Swiss acquisition market has a structural gap. Listed properties are the small public fraction that every buyer is already competing for. The opportunity that matters is usually a building whose owner has not decided to sell and whose unused building capacity nobody has calculated. That information is public, but it is scattered across the federal cadastre, the federal building and dwelling register, and the building and zoning ordinances of more than two thousand municipalities, written in three languages as legal prose. The platform reads all of it, converts the law into arithmetic, and computes the result nightly. The output is not a map or a search interface. It is a ranked shortlist of objects with the money already worked out. Each row carries the municipality, the zone, floor area used against floor area allowed, the unused capacity, the investment required, the margin, a verdict, and the owner. Objects that fail are kept in the list and labelled with the reason they failed. - **Capacity computation.** Allowed floor area and unused headroom are computed per parcel from the rules that actually apply to its zone, not from an assumption or a national average. - **Profitability calculation.** One calculation per building: the investment required, the expected value, and the resulting margin. The cost side of that calculation belongs to the client. - **Client-configurable costs, per municipality.** Renovation and development do not cost the same in Zug as in Jura. Clients configure their real cost figures municipality by municipality, so the calculation runs on what they actually pay in that place. - **Owner resolution and outreach.** The current owner is resolved from the land register, corporate owners are traced through the holding structure to the people who sign, and an approach is prepared across email, LinkedIn and printed letter for the client's approval. - **Acquisition CRM.** Every object that reaches the shortlist becomes a record with its zoning basis, its profitability calculation and its full contact history attached. - **Planning-change monitoring.** Zoning revisions, planning notices and auctions are watched daily, and objects previously rejected are re-surfaced when the input that caused the rejection changes. ## How it works Four stages run every night across the coverage area. Each is handled by a specialised agent layer that passes structured output to the next. 1. **Watch.** Zoning changes, planning notices and auctions across every municipality in the coverage area, every day. More than 100'000 monitored events processed to date. 2. **Read.** German, French and Italian legal texts converted into numbers that can be computed with. Every extracted figure keeps its article reference and a verbatim quote of the sentence it came from. 3. **Value.** A profitability calculation per building, run on the capacity the rules actually permit and on the client's own renovation and development costs. 4. **Reach.** The current owner resolved from the register and enriched to the decision-maker behind the entity, then approached on the channels the client has configured. Behind these four stages, four agent layers run continuously in production: scanning for source changes, analysis to extract structure from unstructured legal documents, valuation across zoning and construction rules and market benchmarks, and opportunity scoring and ranking. Each layer is evaluated against production outcomes and improved. ## What makes the numbers defensible A feasibility figure that cannot be sourced cannot be defended in front of an investment committee or a lender. Every rule the platform applies cites the article it came from and quotes the sentence verbatim. Every cost factor names its origin. Germany and Austria are the next markets on the roadmap. The extraction layer supports more than 20 languages, which is what makes the European rollout possible on the same infrastructure. A single canton typically yields five figures of screened parcels and four to five figures of qualifying opportunities. In one canton sample, 11'956 opportunities were identified from two filters applied to 112'586 parcels in residential and mixed zones. ## What clients licence and what is built for them The commercial model has two halves, and the distinction is the fastest way to understand the platform. **One: a licence to the central agentic system.** It already exists and already runs. The client does not fund its construction and does not maintain it. The licence provides access to its current answers, all dataset extensions, all rule re-extractions, and recomputation whenever law or data changes. **Two: a client instance developed for the client.** The central system establishes what is legally and physically possible. The client instance decides what counts as an opportunity for that specific organisation: its acquisition criteria, its cost figures per municipality, its definition of return, its hurdle rates and gates, its risk policy, its workflow states, its reporting formats. Agentic workflows are built around how that organisation actually decides, rather than the organisation adopting a generic process. This is not a seat on a shared dashboard and it is not a bespoke software project. The shared layer is only the cadastre, the building register and the zoning base. Client criteria, costs, scoring, deal pipeline and outreach history are isolated per client, which is why two firms working the same canton do not receive the same shortlist. ## CRM and outreach The platform includes its own acquisition CRM and multichannel outreach layer, so an object moves from discovery to approach without leaving the system. - **Email** sequenced from the client's own sending domain, in the client's templates and voice. - **LinkedIn** direct message to the resolved decision-maker, from the client's own account. - **Letter** generated compliant and ready for signature and dispatch. - **Approval gates** configured per client. Nothing is sent without the client's approval. - **Existing CRM.** Clients who prefer Salesforce, HubSpot, Microsoft Dynamics or an in-house system are not asked to migrate. The platform syncs over API in both directions: objects, owners, enriched contacts, profitability figures and outreach activity write into the client's system of record, and status changes there flow back. Sourcing directly from the register is what removes the broker fee from a transaction. On a Swiss acquisition that fee is typically 2 to 3% of the purchase price. External parcel or architect-prepared feasibility studies cost CHF 550 to 1'490 each on the open Swiss market. ## Compliance and data protection - Owner resolution is performed under Swiss Land Register Ordinance (GBV) Art. 27(2). - Data protection posture follows the revised Swiss Federal Act on Data Protection (revFADP) and the GDPR. - Consent basis, suppression lists and opt-out handling are configured per client before any outreach runs. - One deployment and one isolated schema per client. No client data sits in the shared layer. - Hosting region, encryption, authentication model, backup and recovery objectives, subprocessor list and data export on termination are confirmed in writing to a client's IT or security function on request. ## Support Support runs through a ticketing system at https://swissaisupport.com with a response within 24 hours. It is quoted per organisation, because it depends on how much of the country a client covers and how much of that client's process is built into their instance. The licence covers the platform, the operation of the client instance including its CRM and outreach layer, all data and rule updates, and workflow changes as the client's process changes. The initial instance build and any custom development beyond it are scoped separately.
