Ai-RealEstates.com ("we", "us", "our") is operated by AI Powerhouse Swiss AG, Gotthardstrasse 18, 6300 Zug, Switzerland (SWISS.Ai). We provide AI-powered acquisition intelligence for European commercial real estate. This Privacy Policy explains what personal data we process, why, on what legal basis, and the rights you have under the EU General Data Protection Regulation (GDPR) and the Swiss Federal Act on Data Protection (FADP).

2. Scope of This Policy
This policy applies to our public website, any waiting-list or account registration, our customer-facing platform, and direct communications with prospects, customers, and partners. It does not apply to third-party sites we link to, which have their own privacy practices.

We process the following categories of personal data:
- Identification & contact: name, business email, company, role, country.
- Account data: authentication identifiers, hashed credentials, role assignments, session tokens.
- Usage data: pages viewed, features used, search queries, saved filters, deal interactions, timestamps, referrer.
- Device & technical: IP address, browser type, operating system, language, approximate location derived from IP.
- Communications: messages you send us, support tickets, meeting notes, email metadata.
- Commercial data: billing contact, VAT ID, invoices, contract terms (for paying customers).
We do not intentionally collect special categories of data (health, religion, political views, biometrics). Please do not submit such data through our forms.
4. Purposes of Processing

- Generate AI-driven deal intelligence (scoring, rationale, profitability analysis) based on public real-estate signals.
- Respond to inquiries, manage the waiting list, and onboard new customers.

5. Legal Bases (GDPR Art. 6)
- Contract (Art. 6(1)(b)): to deliver the service you signed up for.
- Legitimate interests (Art. 6(1)(f)): product security, fraud prevention, analytics on aggregated usage, B2B outreach to relevant professionals.
- Consent (Art. 6(1)(a)): non-essential cookies and marketing emails. You can withdraw consent at any time.

6. AI Processing & Automated Decisions
Our platform uses large language models and proprietary scoring algorithms to analyze publicly available real-estate signals across 20+ languages and 10+ jurisdictions. Outputs (rationale, scores, profitability analysis) are decision-support information for professional users; they are not legally binding decisions about individuals within the meaning of GDPR Art. 22. We do not use your personal data to train third-party foundation models.
8. International Transfers
Where data is transferred outside Switzerland or the EEA, we rely on European Commission adequacy decisions, the Swiss–US Data Privacy Framework where applicable, and the EU Standard Contractual Clauses with additional safeguards.
9. Retention
We keep personal data only as long as needed for the purposes above: account data while your account is active and up to 24 months after closure; billing records for 10 years per Swiss accounting law; support communications up to 36 months; waiting-list entries up to 24 months. Aggregated, non-identifying analytics may be kept longer.
10. Security
We apply industry-standard safeguards: encryption in transit (TLS 1.2+) and at rest, least-privilege access, row-level security on our database, audit logging, secret rotation, and periodic access reviews. No system is perfectly secure; if you suspect a security issue, contact us immediately.
11. Your Rights
Subject to applicable law, you have the right to access, rectify, erase, restrict, port, and object to processing of your personal data, and to withdraw consent at any time. You can also lodge a complaint with your local supervisory authority — in Switzerland, the Federal Data Protection and Information Commissioner (FDPIC); in the EEA, your national data-protection authority. The service is intended for real-estate professionals and is not directed at children under 16. We do not knowingly collect data from children.
